A Better Broken Tee is the long-term improvement plan designed to enhance your golf experience at Broken Tee Golf Course. This multi-phase project focuses on strategic course and clubhouse upgrades, ensuring that Broken Tee remains a top-tier destination for golfers of all levels.

What’s Planned?

We’re making targeted improvements to enhance playability, aesthetics, and overall course conditions. Key project areas include:

Course Enhancements – Sand bunker renovations, tee box improvements, tree placement, drainage upgrades and irrigation updates.
Driving Range & Short Game Area – New features to improve practice facilities.
Clubhouse Upgrades – Updated siding and color schemes, restroom enhancements and ongoing facility improvements.
Infrastructure Investments – Cart path repairs, pump station upgrades and lake aeration systems.

Soil Improvements Holes #1-6

We’re working to grow healthier turf by improving the soil on Holes 1 through 6. This includes applying liquid fertilizers, sand topdressing and soil amendments to improve water absorption and encourage grass growth.

To support this effort:

Beginning June 30, Holes 1, 2 and 3 will rotate weekly as Cart Path Only.
Hole 6 will remain Cart Path Only until further notice.
We recommend using a Lift, Clean and Place rule on Holes 1–6 to help protect the turf.
Cart Path Only signs will be posted at the tee and along the path to guide you each week.
Golfers with handicap placards may follow the 90-degree rule on restricted holes.

As part of the soil improvement plan, the Agronomy Team will also test Bermuda grass on Hole 6 to evaluate its resilience and potential for long-term turf health.

Front 9 Pump Station Replacement

The Front 9 Pump Station, originally constructed over 25 years ago, is set for a complete replacement with an energy-efficient prefabricated pump station.

The new pump station will have a flushing filter, the capability to chemically treat the water to help improve the irrigation water quality, and it will communicate directly to the irrigation control system to maximize water usage. The outdated infrastructure requires an upgrade that emphasizes cutting-edge technology and enhanced efficiency. This new pump station will significantly improve water quality, directly benefiting the turf health on the east side of the Platte River.

Expected Completion: November 2025

Anticipated Cost: $260,000

Back 9 Pump Station Control Panel

The Back 9 Pump Station control panel, originally installed over 25 years ago, is due for a critical upgrade to enhance efficiency and irrigation performance. The outdated system will be replaced with a new energy-efficient prefabricated pump station panel that directly integrates with the irrigation control system to optimize water usage. If budget permits, completing both the Front 9 Pump Station and the Back 9 Control Panel projects concurrently will streamline efforts and maximize resources.

Expected Completion: November 2025

Anticipated Cost: $40,000

Overall Irrigation Improvements

Replace existing 15-year-old sprinklers, swing joints, and saddles. This will increase irrigation efficiency and distribution. In 2025, the focus will be on greens and approach heads on the Championship Course 1 through 9, the on-deck practice greens and the fairways on holes 1 & 6.

Catch Basin Replacement

Add drainage as identified in the Golf Action Plan and rebuild existing drainage catch basins for proper water movement from the surface and through the soil. There are 71 catch basins that were purchased in 2024 and will be installed by the Broken Tee Agronomy Team as time and weather allow. In 2025, 25 catch basins on the championship course holes 1-9 will be replaced.

Cart Path Repair & Replacement

Aging and deteriorating cart paths on the golf course must be replaced and/or repaired with asphalt and/or concrete.

Tee Box Leveling – Hole #17

The green and black/white tee boxes will undergo sod stripping, leveling, and re-sodding by the Broken Tee Agronomy Team. This essential maintenance is required due to the high usage of Par 3 tees. To allow the new turf to establish properly, the tee boxes will be closed for 1-2 months during this process.

Bunker Rebuild – Hole #17

The greenside bunker on the left side of Hole 17 has large rocks coming up from the subgrade. The Agronomy Team will collaborate with Rick Phelps, the Golf Course architect, to determine the placement and design of the bunker. Once the design is finalized, our team will remove the existing sand, repair the subgrade, add drainage, install a new liner, and replace the bunker sand. The bunker will be CLOSED and marked Ground Under Repair for 1-2 months.

Clubhouse Exterior Siding, Window and Gutters

The Clubhouse will undergo significant renovations, including the replacement of its original siding, windows and gutters dating back to the 1970s. This project may be executed in phases, starting with window replacements based on available finances to ensure minimal disruption.

Roof Membrane Replacement

The flat roof of the clubhouse requires a membrane replacement to address current wear and tear. Additionally, an extra coating will be applied to the metal roofing as preventive care to prolong its lifespan and safeguard the structure against future damage.

Tree Planting

Add for aesthetic purposes and provide protection and buffer areas on the course.

Pond Water Quality

Improve the movement of water to break up algae. In 2025, we will add aggregators and bubblers to Hole 1 and 13 irrigation ponds and the Hole 14 pond.

Planning for Long-Term Solutions

To develop long-term solutions, the golf staff recently met with golf course architect Rick Phelps to assess drainage, irrigation, and soil needs—especially in the fairway and landing zones east of the Platte River.

We are combining recommendations from Rick Phelps, data from TurfLogic, and daily drone imagery to prioritize future improvements. Our goal is to begin this major work in Spring 2026, with cost estimates currently being gathered from contractors.
