Englewood's Long-Range Affordable Housing Plan

Englewood is a community where people want to put down roots, but for many of our neighbors, finding a home they can afford is becoming increasingly out of reach. The City is developing a Long-Range Affordable Housing Plan to address that, and this page is where you can follow along and help shape it.

Why This Matters in Englewood

Housing costs affect more than just the people paying them. When a teacher, a nurse, a retiree, or a family that has lived in Englewood for years can no longer afford to stay, we all feel it. A stable home is the foundation everything else is built on. It affects children's ability to learn, families' health, and people's ability to build financial security. And when enough people get priced out, the effects ripple outward into our schools, our local businesses, and the long-term economic health of our community.

Englewood has historically offered relative affordability, but recent trends in market prices, rising construction costs, increasing mortgage interest rates, and land constraints are putting the city out of reach for middle and lower-income households. These trends affect the ability of long-standing residents to remain in their homes, price out existing renters and new residents from buying homes, and make it difficult for renters to remain in their rental units.

The numbers reflect this reality. The median sale price for a home in Englewood is approaching $600,000, and one- and two-bedroom apartments are pushing beyond $1,600 and $2,100 a month. According to Englewood's 2022 Housing Needs Assessment, about half of all renters are already spending more than 30% of their income on housing, which is the threshold at which housing is considered unaffordable, and nearly one in four are spending more than half.

What This Plan Will Do

Englewood’s Long-Range Affordable Housing Plan will:

  • Set clear goals for housing affordability, stability, and opportunity in Englewood and a roadmap for how to get there.
  • Build on the findings of the 2022 Housing Needs Assessment and the work of the Affordable Housing Task Force to develop strategies the city can put into action.
  • Establish targets for creating new homes, preserving the affordable homes we already have, and expanding housing opportunities for all Englewood residents.
  • Make sure housing options are available throughout all parts of the city, with investment focused on the residents and neighborhoods that need it most.
