February 2026 Update

On Thursday, February 5th, the City of Englewood and New Englewood, LLC closed the first phase ground lease termination and title transfer transaction approved by City Council on October 6, 2025. The transaction terminated the ground lease on Block D and Parcel C-2 (see site plan) and transferred the title to those two parcels to New Englewood. In exchange, the city received title to the former 24-Hour Fitness building (Parcel 4.B), and the plaza retail spaces in the western ArtWalk Apartments building (Parcel 5.A).

The Englewood Downtown Development Authority and the city have started to explore ideas for continuing the CitySpark interim leasing and activation program at CityCenter (currently located in the western ArtWalk apartment building retail spaces on the north side of the Civic Center plaza/fountain area). The city and EDDA are also exploring possibilities for the interim uses of the former 24-Hour Fitness building, with the initial focus on a possible business incubator program for start-up businesses.

City staff and New Englewood representatives have started working on a Predevelopment Agreement, which will be the next agreement to be approved by City Council. This agreement will address CityCenter redevelopment issues and plans in additional detail.
